What is a site plan and why you need one?

A site plan (also referred to as a site survey, plotted survey or plat of survey) is a detailed plan, prepared to scale, depicting how a site has been developed.  It typically shows a building footprint, lot lines, streets, major landscape features, parking, drainage facilities, and location of utilities.  It may also include an elevation or grading plan.

You need a site plan: to obtain a building permit; to conduct real estate transactions (you most likely have one in the paperwork from when you closed on your house); or to develop a master landscape design.
